Abstract: This review synthesizes the evolving integration of Building Information Modeling (BIM) into modular and prefabricated construction practices. As construction industries globally shift toward off-site manufacturing for improved speed, safety, and sustainability, BIM emerges as a critical enabler of digital transformation. BIM facilitates the creation of multidimensional models that support scheduling, cost control, energy simulation, and collaborative planning across project lifecycles. Studies reviewed demonstrate that when modular and prefabricated techniques are paired with BIM, construction efficiency, design precision, and stakeholder coordination improve substantially. Case studies across housing, high-rise, and infrastructure projects confirm that BIM supports just-in-time logistics, minimizes rework, and enhances sustainability metrics. However, the review also highlights ongoing barriers to adoption, including high implementation costs, interoperability challenges, and a need for skilled personnel. This comprehensive analysis confirms that BIM-modular synergy not only optimizes construction performance but also represents a scalable model for future-ready infrastructure development.
